Purchasing your property – a guide to the conveyancing process

In order to help make this process as simple as possible we have put together this simple to understand chart on the process of buying your home.

You
Get an offer accepted and instruct us of this.
2.
We
Send out our Terms of Business and Search Fees request.
3.
You
Return the Terms of Business and pay for the Search Fees.
4.
We
Receive the contract pack from the seller solicitor and carry out all Local Authority and Environmental searches, investigate drainage and water, raise enquiries with sellers’ solicitors.
5.
We
Report our findings to you.
6.
We
Receive a copy of the mortgage offer and we can then proceed further.
7.
You
Sign the contract and mortgage deed and check on a suitable completion date.
8.
You
Arrange building insurance and transfer your deposit to our team. Relax.
9.
We
Contact the sellers’ solicitor informing them that you are ready to proceed..
10.
We
Formally request funds from the mortgage lender and exchange all contracts with the sellers’ conveyancer.
11.
We
Once completed, we notify the Inland Revenue and HM Land Registry of the change in ownership of the property.
12.
You
Move in and enjoy your new home!
13.
We
Receive notice that registration has been completed and confirm completion to you.
