Selling your property – a guide to the conveyancing process

Selling a property for the first time? We want to make this as easy as possible for you. Below, you will find a flowchart detailing exactly what you should expect during the process and showing who is responsible for what.

1.
You
Instruct us that you have accepted an offer on your property.
2.
We
Send out Terms of Business, House Sale Questionnaire, Property Information form, Fixtures and Fittings form and Contents form.
3.
You
Fill in all forms and return to us with your ID. Attaching any building work guarantees, planning permission and building consents you have been granted.
4.
We
Request title deeds and if necessary mortgage redemption sum. Prepare contract.
5.
We
Send contract over to buyer’s solicitor and request confirmation of receipt of mortgage offer and search results.
6.
We
Receive confirmation that the buyers are happy to proceed.
7.
You
Check and sign the contracts and agree a date for completion.
8.
We
Exchange contracts with your buyers’ solicitor and receive the deposit.
9.
You
Move out and onto your new adventure, whilst we receive full payment from your buyers and transfer the Title Deeds to them.
10.
We
Pay all fees owed to us, your estate agent and your mortgage redemption settlement. We then forward money left over to you.
